DDA Housing Scheme 2022: 8,500 Flats Available for Booking in Nerela

The Active Government of Delhi has launched a scheme in 2022 just for people to buy houses and plots according to their ease. This scheme is live online from September 12th, 2022. Under the scheme. In Narela, residents may reserve over 8,500 apartments. The pricing range for Narela’s EWS apartments is between Rs 8 lakh to  Rs 12.5 lakh, while the price range for LIG apartments is between Rs 18 lakh and Rs 22 lakh approximately. A booking deposit of Rs 10,000 is required for an EWS apartment and Rs 15,000 for a LIG apartment. Booking is now simple, and whoever pays will have their preferred reservation created. There will be no dispersed allocation in the first phase since three buildings with around 1,000 apartments each will be available for booking. Flats in other locations will be added when they are reserved.

How to Book Flat Online Under DDA Housing Scheme 2022

The application procedure is simple as its sounds:

  • A login form will appear.
  • If you are already a member of the Awas Yojana or the Bhoomi Yojana, you may log in by one of two methods. Use the related user ID and password after choosing any one of them. then click the login button.
  • After checking in, choose the link for first come, first served apartments.
  • Pick the apartment
  • It will be blocked for 30 minutes, during which time online payments may be made.
  • If payment is not made by the deadline, the apartment will be put up for auction.
  • Interested parties may submit an online application and the required down payment for the apartment.

DDA Special Housing Scheme Mini Draw is Likely to be held in September

The Delhi Development Authority plans to hold a small draw in September for people on the backlog for DDA’s special housing project in 2021. Details about candidates who were put on a waiting list were posted on DDA’s website earlier. Wait-listed candidates must submit the brochure-required registration fee in the DDA special housing program 2021 application form between August 16 and September 15, 2022. Applicants who fail to submit the required registration money of Rs 200,000 for MIG and HIG, Rs 100,000 for LIG, and Rs 25,000 for EW/Janta will not be eligible for the flat draw.  DDA originally included 18,335 apartments in 28 neighborhoods. About 12,387 applicants paid the registration cost, but 22,100 enrolled.

Pradhan Mantri Awas Yojana

The apartments will be drawn based on the applicant’s choices. The Delhi Development Authority (DDA) is planning a “mini draw” of lots in September for waitlisted applicants. The DDA, in December last year, launched the new special housing scheme with a little over 18,000 flats on offer. All units were drawn from the old inventory. In a public notice issued on Tuesday, the DDA said waitlisted applicants should deposit the registration money. Only challans produced through DDA’s website may be used to pay registration fees. Payment is to be made via RTGS/NEFT mode, and payment made through any other mode “will not be entertained.

DDA Housing Scheme 2022: Flats will be sold on First Come First Serve Basis

The Delhi Development Authority (DDA) is going to sell these flats under the new housing policy from August, regarding the 13000 flats returned by the allottees in various schemes of the capital. These flats will be sold on a first come first serve basis. Because now the Union Housing and Urban Development Ministry has also approved this proposal of DDA in principle. Applications will be invited for these flats but no process like draw will be done. So that buyers can easily get attracted to these flats. Now under this new housing scheme of DDA, any individual/ organization/ government or NGO can easily buy these flats on a first come first serve basis without drawing.

18000 Flats Available Under DDA Housing Scheme

The Delhi Development Authority has launched a special DDA Housing Scheme. Through this housing scheme, 18000 flats under different categories are offered at various locations which include Dwarka, Rohini, Jasola, Vasant Kunj, Paschim Vihar, and Narela. Through this scheme 202, high-income group 3 BHK flats are available in Vasant Kunj, Jasola, Paschim Vihar, and Dwarka. Three high-income group 2 BHK flats are available in Vasant Kunj while 976 middle-income groups 2 BHK flats are available in Dwarka, Narela, and Rohini. Other than that 11452 low-income group 1 BHK flats are available through this special housing scheme. For economically weaker sections also 5702 flats are available.

Application Window Extended For Land Pooling Policy

The Delhi Development Authority has reopened the application window for land pooling policy for 90 days. Now applicants can apply under the scheme till 25th August 2022. Currently, 104 villages have been identified for land pooling. These villages have been divided into 6 zones which are further divided into 129 sectors. The decision to extend the application date has come after the urban body issued conditional notice for the formation of consortiums in three high-priority sectors that is sectors 10-A (in zone-N) and sectors 2 and 3 (in zone P-II) where 70 percent participation of landowners have been achieved. The Delhi development authority has issued a public notice. Through this public notice, they have informed the landowners that this is the last chance to become a part of the consortium formation.

Gramin Awas Yojana

Contagious land of 70% is mandatory for the formation of a Consortium in the sector apart from a minimum participation rate of 70%. 60% of the land is to be utilized by owners or developer entities for developing residential and commercial facilities. The remaining 40% of the land will be surrendered to service-providing Agencies for infrastructure development work. A total area of 7275.45 hectares from a total of 6922 applications has been registered under the scheme.

Draw To Be Held On 18 April 2022

The Delhi Development Authority is likely to hold a draw for the Delhi Development Authority housing scheme on 18th April 2022. The government launched this scheme on 23rd December. Through this scheme, 18500 flats are offered. Around 12253 applications have been received so far. 22,179 people have registered on the portal but only 12253 deposited the registration amount. The government has also extended the date for the application by one month. The flats that are sold through the scheme are those which are left out in the earlier schemes. Out of these flats, maximum flats are offered to low-income groups.

Apart from this economically weaker section, middle-income group and high-income group flats are also available. The price range for these flats is Rs 10 lakh to Rs 2.14 crore. In the economically weaker section of flats in Narela the government is offering discounts of 10 to 40% on the price. Last Date Extended Under DDA Housing Scheme

The Delhi Development Authority has announced that the last date to apply for its special housing scheme will be extended till 10th March 2022 on the public demand and keeping in mind the third wave of the covid-19 pandemic. 16000 applications have been received so far. This special scheme was launched on 23rd December. Through this scheme, 18000 flats are offered. Previously the last date to apply under the scheme was 7th February 2022 which has been extended as per public demand. Now the last date to apply under this scheme is 10th March 2022. All interested applicants are requested to go to the official website and apply under this scheme. The announcement regarding this scheme was made by a newspaper advertisement.

  • Under this scheme, the maximum price of a flat is Rs 2.14 crore in the high-income group category in jasola. Around 18335 flats of different categories at Dwarka, Narela, Rohini, and jasola are being offered through this scheme which were unsold in the previous housing scheme of the urban body. The inventory consists of 205 high-income group flats, 976 middle-income group flats, 11452 low-income group flats, and 5702 flats under the ESW/Janata flats category.
  • These flats are being offered at the old rates or cost in relaxation of the cost in the policy of the DDA which is updated every financial year on the appreciation or depreciation of land or building. Allottees will also be eligible to get subsidies under the Pradhan Mantri Awas Yojana scheme of the central government if they avail of home loans from a bank or financial institution. The entire process from the application to the possession will be done through online mode.

Around 22000 Applications Received Under DDA Special Housing Scheme

More than 22000 applicants have registered themselves for the DDA special housing Scheme. This scheme was closed on 10th March 2022. DDA special housing scheme was launched on 23rd December last year. Around 22179 applicants have registered themselves for this scheme. Out of these applicants, 12253 applicants have made payments and the final figure is being reconciled by the banks. Previously the last date to apply under the scheme was 7 February 2022.

On the demand of the public and in view of the third wave of covid-19 this date was extended till 10th March 2022. It was the second scheme of the housing authority. The first one was offered early last year. The flats that are offered through this scheme are those which remain unsold in the previous housing scheme of the urban body. Eligibility Criteria For DDA Housing Scheme

  • The applicant must be a citizen of India
  • The applicant must have completed at least 18 years of age
  • Only those citizens can apply under the scheme who does not have their wife or her husband or any of his or her dependent relation including unmarried children does not own Full or in part on a freehold and leasehold basis a residential plot having an area exceeding 67 sqm or flat/build-up to house having carpet area exceeding 67 sqm in the urban area of Delhi, New Delhi and Delhi cantonment
  • Both Husband and wife can apply for flats separately subject to fulfillment of eligibility conditions with the stipulation that if both are declared successful then only one shall be allotted a flat and the amount of application money of the other will be refunded
  • Applicants can only once submit the application either in their or their own name or as a joint or co-applicant
  • The individual or joint income of the applicant applying for economically weaker section flats should not exceed 3 lakh per annum and household income should not exceed Rs 10 lakh per annum
  • There are no income criteria for other categories
  • The applicant is required to give his or her bank account details in the application form
  • Applicant must possess a permanent account number
  • In case of a joint application under the SC or St reserved category, the joint applicant should be from within the family

Refund Of Registration Money To The Applicant

  • Before applying for allotment of a flat under the scheme applicants are advised to satisfy themselves with regard to location, cost, existing facilities, etc
  • DDA will not hold any kind of responsibility for any delay in refund of application money due to wrong or mismatch in bank details provided by the applicant
  • Surrender or cancellation requests will be accepted through the online mode
  • In order to get an admissible refund of registration money applicants have to clearly mention or her savings bank account number and the IFSC code in the application form
  • In case of a joint application, the refund will be made in the name of the first applicant only
  • The bank account should not be NRE/NRO account/current account

If the registration amount for application money has been paid from the account of the firm of the company of the applicant then for the purpose of refunding the applicant’s bank

Some Important Details Regarding Application Under DDA Housing Scheme

  • The application under this scheme will be accepted only through the online mode
  • If the applicant wants to apply for more than one category then the applicant is required to deposit the registration amount payable in respect of the higher or the highest category as the case may be
  • After the submission of the application, the applicant cannot withdraw it
  • The process of application, issuance of the demand letter, possession letter, conveyance deed, etc, and uploading of documents will be through online mode only
  • Applicants are required to keep their login credentials safe
  • The Delhi Development Authority will not be responsible for any unauthorized use of login credentials
  • Applicants are advised to regularly check the portal for any updates
  • The applicant is required to give one or more preferences of the chosen subject to a maximum of 7 by filling the locality codes
  • At least one preference for locality should be filled

Reservations Under DDA Housing Scheme

  • 15% of the flats will be reserved for applicants belonging to scheduled caste
  • 7.5 % of the flats will be reserved for applicants belonging to scheduled tribes
  • If an adequate number of applications are not received from scheduled tribe categories then the remaining flats will be disposed of in favor of applicants belonging to the scheduled caste category and vice versa

This time the DDA Housing Scheme will be implemented through AWAAS software. Through this software, all the formalities will be completed online like application, payment, possession, etc. Applicants are required to visit the DDA office only for the execution of conveyance deeds. In the total cost of flats offered under the DDA housing scheme, premium cost, cost of construction, and surcharge on the land premium will be included. Unit Cost is required to be deposited within 90 days. The allottee will receive the digitally signed possession letter of the flat online and the allottee will have to upload the required self-attested copies. He or she can also reserve a date for physical possession and date of execution deed through online mode. The flats allotted through DDA Housing Scheme can not transfer or sell for 5 years.

Period Of Payment Under DDA Housing Scheme

  • Within 90 days from the date of issue of demand cum allotment letter the cost of flats is to be deposited
  • For the allottees subject to payment of interest at the rate of 10% per annum further three months will be provided for payment
  • Delay in payment of cost beyond 6 months up to further 6 months will be allowed with the approval of VC, DDA with panel interest @14% subject to the condition that at least 25% of cost has been received
  • Allotment of the flat will be automatically canceled without any notice if the demanded amount is not paid within the stipulated time. In this case, the entire registration amount will be forfeited
